Nicola first visited our show site with a clear vision in mind: to create a garden space that would not only offer accommodation but also a year-round, relaxing environment for her young children. We introduced her to our range of studios, showcasing the versatility of our designs. Impressed with what she saw, Nicola returned with her husband Damien for a more detailed consultation. During this meeting, it became evident that the family needed a safe, accessible Garden Annexe that could cater to the needs of their children, grandparents, and carers.
To ensure the design aligned perfectly with their vision, we scheduled a home visit to assess the space where the Garden Annexe would be located. This visit was invaluable, as it allowed us to take advantage of the stunning views of the landscape as a design feature.
As with all our Garden Annexes, planning permission was required. Our structures are built to comply with the Mobile Home Act, which means they can be relocated if needed. The family’s property was a barn conversion and the permitted development rights had been removed. We partner with a planning consultant who specialises in the field of Garden Studios and Annexes, however, on this occassion, Nicola and Damien had their own planning consultant who we were more than happy to collaborate with throughout the process.
We presented several design options, each with varying cost estimates. One design, in particular, captured Nicola and Damien’s imagination. During the final consultation, we fine-tuned the details, from internal finishes to external specifications.
Our comprehensive service covers every aspect of the project, from groundworks and utility connections to interior paint finishes, flooring, kitchen, and bathroom installations. Nicola, with her keen eye for design, selected stunning tiles for the bathroom and a contemporary kitchen with a waterfall-style worktop, showcasing her attention to detail.
The result was a beautifully built, 30m² Garden Annexe, designed for year-round, multifunctional use. It featured separate living and bedroom spaces, both with French doors opening onto a spacious composite deck, seamlessly integrated with the steel frame of the structure. Accessibility was a key consideration, with flush thresholds to accommodate both foot and wheelchair access.
The bathroom was fully equipped with ceramic tiles, a shower, toilet, floating sink, and thoughtful finishing touches such as a mirror, towel rail, heated towel rack, and even a toilet roll holder. The kitchenette featured sleek, super-matte doors and a durable compact laminate worktop, giving it a modern yet practical feel.
The living area connected to a 3m x 3m bedroom via space-saving solid oak sliding barn doors, with both rooms offering breathtaking views of the Stratford countryside. As always, full heating and electrical systems were included in our comprehensive specification.
The result was a truly personalised, functional, and stylish Garden Annexe, perfectly tailored to meet the family’s needs for years to come.
Reaching a decision to invest in a garden annexe was the easy part, however, it was a rather more daunting task to actually put our vision of a multi-purpose, wheelchair accessible structure into action. That is, until Henley Garden Buildings got recommended to us. Kevin, Jackie and the team supported us at every step of the project, from design, obtaining planning permission, the build and finally to the project’s completion. They understood our vision and worked tirelessly to help us achieve the result we wanted. Kevin was even happy to come out kitchen shopping with me! The team were great at thinking outside of the box, always coming up with design suggestions and improvements, without being pushy or assertive.
