Ben and Rachel visited us with a clear vision: to create a multifunctional garden room within their modest garden in Kenilworth that would work seamlessly as a golf simulator room, pool table area, TV area, dart board zone, and bar—all within the 30m² permitted development rule.
Their available space sat at the rear of the garden and was naturally elevated, which added another layer of design consideration. Creating a functional golf simulator room requires a minimum internal swing height of 3 metres, so achieving this while keeping the building aesthetically pleasing and proportionate to the garden was a challenge we were excited to take on.
With a footprint limitation of 7.5m x 8m, we set to work on a design that would be truly unique for this lovely couple. Due to the increased height requirement for the simulator area, the project needed a householder planning application rather than permitted development. We managed the entire process alongside our specialist planning partners, NAPC, ensuring everything was handled smoothly. Within just a couple of months, planning was approved and a start date was booked for what would become one of our most enjoyable projects.
The final design evolved into a standout garden room with a distinctive split-level roof. The rear portion was engineered to achieve the crucial 3m internal ceiling height required for the golf simulator, while the front section was designed lower with a sleek 1m overhang canopy. This steeper front pitch cleverly hid the additional rear height when viewed externally, allowing the building to blend beautifully into its surroundings. The two rooflines met flawlessly in the centre, creating a smooth architectural transition and a unified feel within the open-plan interior.
The completed structure measured 6m wide by 5m deep, offering a spacious layout perfect for multiple entertainment zones. We incorporated recessed wall sections to form a discreet hidden bar area as well as dedicated areas for games and relaxation. The front elevation featured an impressive 4.5m five-panel bifold door, opening the interior onto a stylish, thoughtfully designed decking area. This outdoor space was large enough for seating and entertaining, effectively extending the usable footprint.
Externally, the building was finished in contemporary Midnight composite cladding, complemented by midnight slatted panels beneath the canopy for added texture and definition. The deck was constructed in luxurious Havana composite, offering a rich contrast in colour. A custom-built step was added to elevate the approach, beautifully framed by Ben’s beloved shrubs and Acer tree, giving the entrance a welcoming and curated aesthetic.
Internally, the design choices were bold and inspiring. Rachel and Ben demonstrated exceptional taste, combining herringbone flooring, deep Constable Green walls, and refined acoustic slatted panelling to create a warm, immersive atmosphere. Rachel’s finishing touches with the interior furnishings were exceptional, while Ben’s bespoke bar installation and hidden storage solutions added practicality and personality, completing the space perfectly.
This project is one that Jackie and I are incredibly proud of. Not only did the final result exceed expectations, but working with Ben and Rachel throughout the journey was an absolute pleasure—one of the most enjoyable client relationships we’ve experienced. Their vision, involvement, and passion helped create a truly special garden building that will serve them for many years to come.
